The Grand Cove Estates Homeowners Association was incorporated in Ontario as a not for profit entity on May 30, 1996 and as a result has its own separate existence. The fiscal year is June 1st to May 31st.
The HOA is operated by a member elected Board of Directors who are all volunteers.
The unofficial purpose of the HOA is to represent the interests of its members with respect to the property owner (CAPREIT), local agencies and various levels of governments and to promote a sense of community and goodwill through effective communication with its members, and through the coordination and sponsorship of events for its members and all residents of Grand Cove.
There are two main sources of revenue for the HOA – membership fees and Timeless Treasures.
The HOA has two fixed costs each year. The first is for insurance (both D&O and General Liability) and the second is for professional services (annual corporate tax return) which are legally required for incorporated organizations. The membership fees were established to cover these costs. There are 661 residents in Grand Cove of which 446 (67%) are members of the HOA including every one of the current activities conveners. An annual membership fee was established early in the life of the HOA, to cover the annual fixed costs previously mentioned. In 2022 the membership fees are $ 10 per person while the fixed costs will be about $ 3,400.
So what does the HOA do for the Grand Cove Community? Some examples include:

Being the collective voice for the residents of the Community when dealing with the property owner (CAPREIT) for things like property improvements and maintenance issues;

Provides financial support to most (but not all) of the 30 + activities that all residents can enjoy and participate in during a normal year;

Plans, organizes and supports most of the social events (dances, receptions, fundraising activities)which take place during a normal year, and

Provides mediation services on issues between residents or between residents and CAPREIT.

Every resident of Grand Cove is given the opportunity to become a member of the HOA.
